This year, the State Legislature gave all counties the authority to change STR's laws however they see fit.

Showing ID is not only a safety measure for yourself and the other person, it also helps to reduce fraud if someone is unwilling to provide identification and is being this difficult with a simple ask, then I would also question whether or not they would be a good fit as a tenant

We also have one LTR in Wilmington , NC that we bought brand new and have an excellent tenant in.  

I prefer building my own spreadsheet on Excel and fine-tuning the specific expenses myself.

@Emily ShinHouse hacking a multi-family property is an excellent way to start investing in real estate, especially in a market like Columbus, Ohio, which offers affordability and growth potential.

I would have answer to the questions then with those answer, I would ask, can you find a better deal (equity, cash flow, appreciation potential etc.) that better fits your portfolio and is it worth the extra time?

An out of state investment didn’t feel like the right fit for us either.
