I think there is inherently risk in all investments and business endeavors.

One of the best ways to do this is to make a list of your priorities and what you're effectively trying to get out of this endeavor. 

As a first time buyer, over leveraging is an incredibly risky endeavor.

Doing your diligence on the area and the PM that will service the property is crucial to the endeavor being a success.

I just want to make sure I am going about things the right way since it will be my first endeavor starting fixers.
