I'm not an economist either, but I am a data junky and I work with scientists everyday.

The book "The Housing Boom and Bust" by renowned economist Thomas Sowell provides some get insight as to the inner workings of major players in the real estate industry!

Economists often base predictions in this so-called “perfect world.”

Economists are predicting a top out by 2030 of about 25%.

Financial economists always use more precise measures and that is why we have finance people evaluating investments...those with CFAs and finance coursework...not accountants.
