I do think it'll continue to go up on price due to warehouses being popular with ecommerce and businesses needing them.

If you don't think you have the natural proven ability, you're simply giving up way more than the average bum kid that drops out of school and pursues real estate or ecommerce or whatever.

I am currently using QBO Plus to do the bookkeeping for someone with a Turo car rental business, a consulting business, and e-commerce business, and residential and commercial properties, so I know QBO can do what you want it to do.

If they have another business, whether it's real estate, marketing, e-commerce, etc. then I don't get their 100% focus.

For instance, some people say, "It's not good idea to invest in retail because everything's going ecommerce".  

I have been running a small e-commerce business for quite a few years, and have years of experience with customers, customer service, marketplaces, selling platforms, softwares, problem solving, and so much more that it makes me very confident that I will transition to STR rather quickly compared to someone who has no experience in anything online and long term rentals  The competitive nature of the market in your area sounds a lot like what has been happening in LA and some of the vacation rental markets that I have been analyzing.
