I think seasonality is starting earlier, but if people are starting this early, ahead of inventory bottoming, we could have a pretty crazy spring. 

LOL.. why would anyone pay these people to show them deals.. pretty lame really once you understand how real estate works.

Are there any creative things that could be done to get to my goals or from your standpoint,  or is it pretty well a firm "not gonna fly" type scenario? 

Especially with the way the holidays fell and at least for us some pretty heavy snow storms.I try my best to have leases end between April and October.

Sounds like a pretty easy way to get in over my head fast, but at the same time, it seems like an opportunity to pick up a property WAY under market value and there theoretically should still be plenty of meat on the bone.

It has good integration, is cost effective, and the direct booking feature is pretty good!

I talked to my lender contact and, as Kerry mentioned above, it's pretty uncommon that a traditional lender would offer a HELOC product on an investment property (non-primary home). 

Some can actually be pretty cheap.

The rules are pretty complicated and the only people who really know all the terms and rules thoroughly are the Rent Levelling Board.Caveating that I’m not an attorney so go seek your own advice but I clarified a few things at a recent rent levelling hearing (which are open to the public and you can find the schedules with a simple Google).

Typically, it’s reasonable to deduct for things like deep cleaning if the place was left pretty dirty.
