BR gets a decent amount of bookings from Floridians so gas prices and opened up air travel would be my immediate concern if you are looking for a cash flowing property now.  

You may be able to utilize air dna projections, but, this will come at a rate adjustment usually versus long-term rent.

I'd look for signs of arcing around those outlets.Other things I look for are how is the foundation, cracks in the walls (assuming lath and plaster), condition of the mechanicals, depending on what the house is built on, I may get a radon test done for the air and water (near me there is a lot of ledge, so radon is an issue in most homes). 

I personally do both -- I like to have a dual exit strategy on my properties.
