It didnt affect the loan because of the divorce decree, but it completely wrecked the borrower's credit score - dropped it 130 points from high 700s to mid 600s- because the mortgage still reports on his credit report and was showing as a mortgage late.

Her husband is on lease still, if I give him x days couldn't he just go take all valuables in that time frame it just sucks because I can't separate them from the apartment because apartment is full of stuff, basement is filled and garage is filled, like I said he is having a dumpster dropped off Tuesday,, so I'll have to allow access

Unfortunately - my current lot for my primary is 1 acre and VERY sloped, and close to a water source (creek), so the county has not even allowed me to permit my downstairs finished basement without an extremely costly renovation to our septic (over $60,000, and that doesn't count demo'ing and replacing our driveway to get to the existing tank and leachfield), and even if I could permit it, it would essentially need to be a treehouse in the redwoods due to the slope (not a bad idea though, I would actually love a livable treehouse on this lot!
