Don't buy the "dream" people will try to sell you.

Remember, “Give, give, give,” and when the moment is right, ask for something.Who's your dream investor?

I am not one to knock big dreams and I definitely respect the ambition. 

We are also in an area with a low entry point for home buyers so someone thinking of spending $2000 or more for rent is also in the market to potentially buy a home as well which makes the "higher" end rentals a bit tougher to fill except for folks that are building their Dream home and not done yet or in OKC for the short term for a job or family situation.  

And, in my experience, it seemed they target (dare I say "prey" on) people who are brand new/uneducated about real estate and are still in the "dreaming" phase of a better life.All that to say, thank you for posting this.

I fully support mentorship and there are lots of good programs out there but a new investor needs to understand the mentor needs to “sell the dream” to get students - selling the dream of owning 16 units doesn’t have the same ring as owning 200 units.I’ve been in real estate since 1978.

the lady trying to borrow had this great notion but no experience and the property she was trying to buy I happened to know very well it was in Clear Lake CA no way it could be developed.. but she had a dream and Remington fed into that dream.

I used to dream about refinancing at only 6 or 6.5%. 

I'm now trying to put my dreams into practice as the kids are aging out of the house.
