Basic are we purchased two tracts of land vitally located in middle of a large commercial development for $2.5 million.

Digest the advice here and then decide what to do.

Since, i've been trying to digest all I can through reading a few multifamily books, listening to the Bigger pockets podcast, and doing a little networking. 

I discovered today that the house is located within one of HUD's QCT Qualified Census Tracts. 

It contains all the necessary verbiage and is a lots less info to digest for a seller.

@Mack Bailey you already have some good responses but there are some conventional loans that allow you to put down a pretty low amount if you can income qualify or if the property is in the right census tract.

Read those four books, digest all of the information and make sure you understand it completely, then start searching for a deal.

A similar duplex with a larger tract of land (i believe mine look and feel much better) recently sold for $180,000, but on the other side of the tracks the prices are a bit lower.

@Justin LeffewIn the guidelines for an Opportunity Zone Fund, I believe it states that you need to invest 90%+ of the proceeds into an opportunity zone census tract properties. 

Just going to digest that.
