There is absolutely no way to organize your prospects or leads except with "tags" but they even specifically say you shouldn't be tagging people with more than 1-2 tags.

I lined some prospective new tenants kind of took my time, was picky, didn't find the right tenant yet, plus I had to get in there and paint/repair etc  but towards the end of the 60 days I was showing the place to some i thought was gonna fit and lo and behold the tenant calls me the day he suppose to be moved out and told me he changed his mind, going thru personal stuff and wanted to stay.

What concerns me most is that statement: "I have yet to have a conversation with a seller"Here's the truth: It'll probably take talking to 50-100 prospective sellers before you even have a shot at getting a deal.You don't get to change that.You do get to decide how long you'll take to get those conversations completed.Reach just 1-2 sellers per week and it'll take you a year or two before you get a deal.Reach 10 sellers per weekday, and you'll likely get a deal within a month!

Steal Industry, auto manufacturing, the facilitating things to these like coal mining, the decapitation of these industries in the US has left a trail of devastated towns and collapsed markets who have NOT come back and have no prospects of ever coming back to there former glory as the "thing" that put them there, is gone.
