Apparently Code required each pier to be on cement pylons (below the frost line) & given the 15inches of clearance it required the flooring to be torn up.

Brick/cement construction so roof is the major issue.

Prior to this I worked in the construction industry with experience in: roofing, siding, framing, tile, wood flooring, asphalt repair, cement work, & granite counter tops.

Thank goodness for me including contingency.We sistered in joists and put down new structural subflooring as well as cement board.The previous home owner had added a tub in the master bath.

They can still move but are cemented more by heavy build out, electrical connections, equipment, etc.With office some more space will be taken up by new business starts in an upturning economy.

Rubber cement and router needed. 2nd house I did a tile counter but with thick grout lines.

Or if it's really cement like, you could do an exposed brick look and really up your rent (go with ultra modern accessories for that loft look).  

I get it... some people are dumb and might end up accidentally blocking their vacation rental when they have a dentist appointment or something if they sync the wrong calender.

@Bob Bowling, let's see if I can cement my place in your mind as "the most clueless poster on the forum".I go as far as to say: I don't care if 100% of your mortgage payments go toward paying off the principal (lol).

Primarily, I have done minor projects at my parents house (building a deck, cementing a patio, renovating a closet/bathroom, painting) and at the rentals I lived in during college.
