I think boxwoods, rhodenderon, and azaleas are good low maintenance shrubs/ bushes that usually thrive in high shade and with little watering needs.

Larry Loftis on duplex, triplex and quads (see book of that title) runs the numbers and scenarios well..In short, that ugly duckling quad block may have some swans on it if you put on your landlord shaded glasses, the ones that see past the mattresses mayhem out front and that look at cash flow, economy of scale, ease of management, great financing (for four unit or less), cost per unit, etc.....

On paper the property appeared to be a very profitable endeavor with each 1/1 unit renting for $550.The rose tented shades came off when I went to the property and talked to the tenants who was more than willing to talk (about each other).

I've done some preliminary research on going solar for my primary residence (two unit with flat roof and almost no shade according to comed and project sunroof by google)Ive run my numbers a few times and I understand there are tax incentives and that next step is to find a contractor to give an estimate.

If you plan to keep more than four years there is only a tiny shade different in payment  for a fixed rate loan.

We use lighter shades such as Popular Gray and Eider White, by Sherwin Williams.

Also when or if you have kids you'll know not to attempt to discredit or throw shade on their dreams. 

In between is the gray area and the shades of gray are determined by the woman or man with the money.
