The organization can be more customizable, and I've figured how to track one item in multiple ways.

They do have an API interface and integrations with several other companies.They have inventory tracking, integrated phone systems, customizable reports and letters/notices that can be sent to owners and tenants, loan tracking ...I've found RM support to be good as well.Their pricing model is based on simultaneous users not unit count. 

Very straight forward, highly customizable, and great support.

Based on my research and few I have spoken too, Zillow’s lease agreement isn’t customizable and Cozy doesn’t offer one yet.

Their application options are pretty basic and non-customizable. 

Podio is very customizable so it serves as the "central hub" or "interface" and creates the relationships between items.

I dream of the day when learning is all online and customizable to the student. 

Ideally each would have a tiny kitchen that is modular and customizable for their needs so that big kitchen mentioned above could be eliminated and 2 more units added. 

There are customizable platforms out there like Podio which might be appropriate
