I’d put the stuff out on the curb, block his number, and re-rent the garage.

Updating the exterior areas can be done for pretty cheap and increase curb appeal greatly, giving off that fresh new look which can attract tenants quicker and help justify an increase in rent. 

Curb appeal is a big deal, so my first thought is to replace the fence.
