If an experienced investor asks a tough question on the forums, they get crickets. 

Sounds like more uninformed bloggers giving advice about topics they have little knowledge of...I always love how investors always want someone to be responsible for the downside of their investments but when asked about how they would share the upside you get crickets...About the closest you will find on covering eviction costs comes in the form of eviction protection programs where for a fee the PM will cover all/partial costs.

If the cost of beef skyrockets and I change from AT&T to Cricket (same network, just secondary status) the next year and the cost for those two and the property manager told me rents have dropped because of a new apartment building in the area...

I ask for a POF from the wholesaler and its crickets.. yet they expect them from their buyers..

All I'm getting is crickets...  

I get crickets in return.  

It certainly opened up options I wasn't expecting and overall a good resource when the builder has been *crickets*.

But take a random collection of people that do door-knocking, or drive for dollars and ask them how many of them get reliable deals, I am willing to bet, crickets! 

Then there was crickets from @Tom R after criticizing the feedback he was getting.
