Are you looking to do light cosmetics or extensive rehab?

It's mostly cosmetic work.

Write out one 1 page exactly what your looking for, a detailed, focused exactly what your looking for not "a property I can profit on" but are you looking for single family, multi, flips, how much reno in flips, structural or just cosmetic, BE SPECIFIC. 

Even if it's just cosmetic improvements to boost the rents.

Mostly cosmetic would be preferred.

Many of them are easy value add deals where the rent is under market value and there is a cosmetic rehab needed.

I wanted to find a property to improve that had a good foundation and structure, but needed a lot of cosmetic work.How did you find this deal and how did you negotiate it?

They maybe did some other cosmetic stuff but not the $20k-$40k he claims he did.Then when I saw they were putting thr house up for rent again without making any repairs I told them I'd be leaving reviews about that house.

I'm left wondering if he can't see through the cosmetics of the ugly houses I've been showing him (like many retail buyers).
