With that being said having your team in place is the biggest stepping block to having success in the real estate world. 

You will make more connections with homeowners when you say you live there and you know the blocks and streets around them.

If you want to lend long term debt, you don’t want to compete and be the cheapest on the block (that’s a race to the bottom), you want to lend on stuff that nobody else (or a select few) will lend on and charge a premium for it.

I typically only run numbers based on concrete things that I know of right now.

For example, if someone has 3 listings, they'll be paying around $50 each but if someone comes on with 50 they may be paying like $25 (these are not concrete numbers) they also have add ons like dynamic pricing and smart locks which are additional. 

Milwaukee values sometimes change block by block, but at least they are uniform, so you have good comps.
