Connect with good agents that can connect you with your core-4.

I just kind of treat any value increase as a nice bonus on top of the core deal terms. 

Midwestern markets are pretty popular so I would find a good agents that can connect with the right members of your core-4 team.

Also since my current homes are all in that 0.65 to 0.85 ~ish range, and I know them, I wouldn’t sell any of them to trade up unless it was for a very compelling multi-family opportunity.Instead I’m starting to look for alternate sources of financing and using my very strong RE portfolio performance to support borrowing in other ways.

If my core competency is out of season, I’m perfectly happy managing the hell out of the properties I have left, and playing golf when the gift of spare time comes around.Since I’m not worried about raising money for my next fund, I’m free to “tell it like it is” (which I’d do regardless), and make unpopular decisions that bolster our chances of success, knowing full well that after issuing difficult news our investors would be lighting up forums on LFI, 506 group, and BP.  

I think in many places it is more of a gut game, than a hard core data game. 

This is all to say that, for education to create action, the investment thesis must be compelling. 

The main challenge I have here is while Jerryll has great guidance (as of today, I haven't seen his actual program first hand, so I can't speak to his program directly, but I've heard good things about it from most), it's hard to know what he''ll say if he gets in front of our audience and if it'll jive with our Core Values at Carrot.
