So recently I was listening to Pace Morby’s YouTube videos on LLC’s.

We're thus able to evaluate our rates, and keep pace with inflation, on a monthly and quarterly basis.

We own a single family house on the same road, just 4 blocks away in this same form district that is on pace to earn us $35,000 after expenses in 2024, so am confident this duplex would perform well also.

Is anyone familiar with Pace Morby Gator Lending program that costs $3k?

If you have FB, join a group called Creative Real Estate with Pace Morby, and MANY others like that.

Again, that's my opinion, but then layer in the fact that builders are building at a pace that is far less than necessary to keep up with new families and homes.

Pensacola and the surrounding area(Pace, Milton, Navarre, Perdido Key, Cantonment, Gulf Breeze, etc..) is a great market for both LTR & STR investments and we have, in my opinion, very landlord friendly laws for LTR. 

Slow paced but I'm trying.    

or you can jump on Pace Morby's free facebook and talk to all those folks who swear they do this .. but it is the blind leading the blind not sure how much actually happens..Also your a prime target for fake lenders IE scammers and Crooks who will tell you they can do it your all approved we just need 500.0o or 1000.00 up front to get to the next level. you pay it they try to bleed you for as much as they can and then ghost you and your out your money.
