Otherwise it would be like giving your teenage kid a new car, which he crashes, and you just buy him another one without talking about responsibilty and consequences. 

Unkempt lawns, trashy or broken down vehicles, mattresses and trash on empty lots, boarded up houses, bars on windows, dealers and hookers on the corners, the lack of stores or gas stations, occupied properties are dilapidated, etc.Or when Google maps shows stuff like this:

By the most important thing (if that's what you're doing) is to have a really good operator who knows the laws, has experience and is above board so they won't leave you high and dry.

Exactly 1 year later my first tenant moved his family in where his kids and dog can play in the massive yard while raising 2 cows in the barn.

You could convince people they should have their kids, parents and/or grandparents live in their houses with them. 

IDK some people might like the kid thing.
