One of the side benefits is that I can avoid the whole draw/inspection process (not overall inspection, just the ones tied to the draws) and don't have to worry about draw fees.

You don't need to learn REI in your job, that's a side thing. 

One of the biggest mistakes I see investors making is they forget to address things like HVAC, siding, etc when they have access to a hard money loan.

Then it's simple, build the home, find crews to do the work (you should already have them basically from the prior step), excavation, concrete, sealing, framing, roof/gutters/siding, windows, insulation drywall, plumbing, HVAC, electrical, finishes, etc. basically in that order.

There is and always will be 2 sides to a story no matter what.

I have a lot to learn on this side until then but am looking at buying a value add multifamily rather than residential.

Usually on the “not” side if the tub gets heavy use. 

Im doing it more for the love of learning the process and to make a side income.  

They preach relationship building with agents but not everyone has skills to do that. sounds like overpromise under deliver on the "Skill" side

The feedback I've received from people is that the legal side tends to be excellent.
