So, transferring title to an LLC is a transfer as defined by most mortgage or deed of trust documents as a trigger of the so called due on sale clause. 

When a tenant leaves, you document that they are gone, who remains, everyone's rights and responsibilities, how the lease will proceed, etc.

These things happen, just make sure you document as well as possible.

The main document that I would like to get review by an attorney will be the operating agreement.I suggest this firm over others that I contacted, their fees were down to earth and did not try to up sell more documents or entities.

I would give them a written notice and keep documentation of all contact you have with this tenant.

A land contract has been signed in the county between me and my buyer documenting this transaction. 

They are familiar with you and can give you direction and documentation.  

It also allows you to manage paperwork and document communications with Tenants. 

You may have or will sign documents stating "all properties you own".
