I would have little control on the quality of tenant, cost, quality and timeliness of repairs, the timing of removing vs working with problem tenants, and timing of turnovers.I have a backbone and can say no to someone who needs to hear no.

I personally prefer nicer neighborhoods but many do well with rougher areas if they have the backbone to deal with those tenants and don't put a lot of money into the place.

I try to use my flipping income to grow my investment portfolio.I"m a big proponent of getting your license, mainly because you become an expert in the area you work in and you get to know deals when you see them, and can most effectively determine ARV's which are the backbone of the business I think.Ask your dad though;  he would know best if you put yourself into any kind of legal jeopardy as a wholesaler who has a real estate license.

Indeed the lender, agent, and PM are usually the bedrock of a real estate investing team, but this can vary depending on your approach.If you are going to be heavy into BRRRR then having a solid contractor and a solid agent or PM could be the critical backbone, but if you are a buy-and-holder then your PMs maintenance team will likely be sufficient for your needs, making the PM a high value asset.
