Max loan with DSCR is then 347,000, and I'm sure there are other maintence fees that could be eliminated, such as 1800/yr when there isn't any landscaping to be seen and there are mountains of overgrowth from a nearby property and some splits in the asphalt.

Spending some more time pounding the pavement and finding people who want to get in on such deals is probably the best way to go.

My example is this one.List price is say $95,000 with comps would be $145,000and after reading the property report and looking at all the pics ( no I havent done my own yet , but i would befor i bid ) To do a complete Update, no granite, but but nice and eqeal or better than those in the area would be $10,000, most likley less. one thing i didnt like was There is one layer of asphalt shingles over one layer of wood shake shingles,, with that said , the roof still looks good.One reason I like THIS house is its only a few miles from my house and I would be doing most all the work, and the numbers do look good to me!

Some may tell you any roofer can fix a slate roof but I know roofers who also think they can install asphalt shingles yet for some reason within a few years they end up with a leak.

In my part of the country it is all asphalt shingles with blown insulation.
