Obviously we are amateurs.

I am totally an amateur here, however all this talk of appreciation and break even while paying down principal would indicate you need a very good W-2 job to cover unexpected expenses (or a lot of capital available).

Furthermore, I can recall a time just a few months ago when the amateurs were proclaiming that rents always go up.

Sorry if this is a total amateur question but its been on my mind for some time now and I can't seem to gain an understanding.

I want to insure I execute correctly without making amateur mistakes.

Even if you don't collect, you can at least send the judgment to collections and it will make it harder for her to screw over the next Landlord.I'm sorry for being so blunt but "cash for keys" is for amateurs.

If a vendor commits something and does not do it - worse if they have the attitude that they think they know better than me so their behavior is justified - that's how an amateur behaves and the vendor will be replaced then ushered to the door and they can take their attitude with them.
