Some boards are a loose affiliation of "we all pay $75 a year to have the road plowed in the winter" (not that you know about that in NC :) and everything else is on you.

. :)  But I can vouch for Cozy being legit, and I have no affiliation to them other than I'm a customer. 

It's not as expensive as you are hearing if you affiliate with the right firm.
