I own a home that is rented by an Adult Family Group Home covered by a residential lease in my state due to our regulations.  

A strategy that has worked really well for us in building a strong portfolio:My wife will drive the neighborhoods and look for areas she would want to raise kids in (ours are all adults now).

Complete the notice form listing all adult occupants on the “Resident(s)” line and make at least one copy of the notice for each adult occupant,and one additional copy for “all other occupants”.2.

Most important, I would not do it alone without some adult supervision.

That way a second couple would be comfortable there too (2 adults don't want to sleep in a full). 

-You will need to select a room option that has 2 adult occupants if you are planning on bringing another adult with you.

Keep in mind that when you are putting a furnished rental out into the world, it needs to be in a location where a single female can check in alone at night and feel safe getting from her car to the front door.

Majority of adults are state/city employees so income is steady, but there's not a lot of people moving here.
