I lived in Saint Louis for most of my 20s (and grew up in the general area), but even after being gone for over 10 years, I wouldn't trust my ability to pick locations outside of the no brainer A-B areas.I hit my FI number and have left my "golden cuffs"; I don't know your situation, but I what I can probably promise you is that it is going to take longer and be more difficult than you expect. 

Over 1500, it better be A/B neighborhood and reasonably updated.

House is trashed terrible condition but in a B neighborhood.

If you want a good investment with appreciation and that almost runs itself [turn key property class A, B investment ] you will pay for it and margins will be tighter.

If you are tearing down the plaster/drywall/paneling on the walls and exposing the studs and the plumbing is old (not copper for the supply pipes or PVC/ABS for the sewer pipes) I would update the piping.

The house is a 4 bed/2 bath in a B neighborhood, conveniently located, zoned to decent schools.
