I see no reason why you would need to consult an attorney nor do I see any additional liability issues.As someone else mentioned, you may want to talk with the tenants about any special needs like a handicap ramp, grab bars, etc.

There are no eviction-worthy offenses (as far as I know - more on this later) and she has told me that she will never voluntarily move out under any circumstances.4) The tenant is allegedly handicapped although I am doubtful whether she has any documentation to that affect. 5) Besides the aforementioned concerns, I am also concerned about legal liability over the same concerns.

It's discriminatory to charge handicapped more than a regular renter just because you had to put in special accommodations.

While there can be different types of restrictions, any restriction must conform to current law, you can't say that a handicap person may not own the property as it is in contradiction to federal law.

Hello I know it is illegal to discriminate against disabled folks.  But one question - if we accept a disabled person (which I'm glad to do) does this implicitly mean by law we have to prep the property to be wheelcha...

Someday I'd like to buy more properties in areas like Fountain Square that try hard to be walkable/bikeable/wheelchairable and update them to be truly handicapped-accessible, and then sell them to people with lease options who may not otherwise have been able to own their homes.

My long-term goal is to buy properties that need to be gutted anyway in walkable/bikeable/wheelchairable areas and rehab them to be handicapped accessible, then work out lease option agreements with people and families who might have trouble being an active part of other communities.
