Rich, I think the ability to raise rents has a lot more to do with what other rents are in the area, and not so much with your own vacancy rate.You may be full, not because you are cheaper, but because you've remodeled and everything is fresh and new.

Rich, I gather what you are suggesting is to finance new purchases and pay-off older ones to benefit cash flow.It makes sense to me to only buy that which can be fully financed and have some cash flow.

Since I wanted to be rich, I made real estate my vehicle to get there.If the internet had been around at that time or I was born a few years later, I probably would have gone into computers since that is a good way to become wealthy also.I'm glad I chose this business.
