Even in low end rentals, we only recommend 100% complete ceramic tile walk-in showers or cast iron/porcelain tubs with ceramic tile surrounds, and, depending on the property and the Owner preference, either a copper or membrane actual shower pan.

If you want the most durable and easy to clean option, I would suggest porcelain tiles no smaller than 12x12 and make sure to float the walls (after removing any mildew/ mold items found behind the surround.

I have rehabbed units with granite counter-tops, all new luxury cabinets, quartz bath enclosures, stainless appliances design faucets, new wire closet shelf, nice 2" faux wood blinds instead of the mini blinds, new 18" porcelain tile 5" baseboard instead of the 80's 2" crap etc. etc. etc.

If you need more doors, like 100, then you're buying poor deals since the CF must be in the porcelain bus.If I needed 100 doors, or even 20, to make my required CF, I'd have to shoot myself for being such a bad REI.

“Not fixing up” to me means fresh paint, carpet cleaning and replacement with Allura only if cleaning fails, under $2/sqft porcelain tile in bathrooms only if existing tile is degraded, paint instead of replacing cabinets where I can, ReStore and Craigslist solid wood cabinetry when needed, ReStore and low end new appliances, not adding AC, not adding a new bathroom but replacing faucets as needed/able (around tenants) with Moen  and low flow fixtures, not adding a bathroom, not supplying a dryer, granite tile counters, solid wood doors replacing existing doors as needed rather than replacing all at once, etc.

Just yesterday I had a young guy lay 200 sq ft of porcelain floor tile for $100 & that included carrying it from the barn down into the basement.
