Hi @Elliot Kelley,Although I don't have any experience in IC, I do have a bit of experience with duplexes in at least one Iowa college town (and before any assumptions are made, I grew up in CR and went to UofI for a Japanese major, so I was a Hawkeye first!) 

NO one lends at 0% except the Japanese government and the US a few years back or next to 0 and you had to be a multi billion dollar bank to get that loan.

At what point (in terms of portfolio asset value) would there be benefits to start engaging an accounting firm to structure Japanese legal entities to hold property?

I'm looking at that house as our primary residence but after reading over some of the posts on this board I've decided that we could also get into buying and selling property, florida has a growing economy, especially in my area and it's continuing to grow as new business (2 more japanese shipping companies, cruise lines and more new airlines) move into the area. that combined with baby boomers retiring and looking to move to milder climates.

Eventually this beautiful new entire complex was bulldozed.I think i'd do Japanese style w/microwave and hot plate--no stove!!

I did get a little boost on that property from the Japanese buying spree in Hawaii in the 80's and the lack of inflation is slowing my snowball growth on appreciation.
