My second piece of advice would be to come to the BiggerPockets meet-up @Chris T. mentioned above at Resident Culture on the first Tuesday of the month.

In the past I've spent thousands of dollars on training programs but not really personal mentorship.Here is my advice I would start where you are - Bigger Pockets - not just to learn the business but also the culture of the business.

I don't disagree with one of the mentions about the culture has changed....that is definitely true....but that's just more, I think, that so many people are on here now and so many people are talking.

Yes, meanwhile they justify exploitative sales tactics and build backwards work cultures where loyalty is valued over good communication skills, integrity, and merit. 

Their culture wants everyone to make money.

Now, I've taken a quick business trip there for 1 day recently and I'm aware that the northern part of the city is not really "culturally mixed" if that's ok to say.. 

View earlier this month.I did not see one person there that looked like they hated their job.. and were burnt out of working in an cube LOLwhat I saw was huge diversity in culture a company that over the top treat their employees like nothing I had ever seenFood was great and legendary I guess and FREE you work there you never have to buy food or Coffee real Baristas in every building just about.. 

That being said, 30 years is a long time, and a lot of people were stupid and did dumb things,  ghetto areas are a dog-eat-dog world, whole different culture... so I'd say... look at his history in the past 5-10 years.   

You had a big influx of immigrants at about that time- Polish, Italian, Irish, etc.
