It looks like litigation is on the horizon and that's unfortunate, but you know it, Kevin knows it, and most importantly the Seller's Attorney knows it.

If anyone has any deals in the immediate area  that need more cash and I can get in on feel free to send me a msg about them with the kind of returns you can get me and the time horizon also your experience with flips etc.

While it might be worthwhile to broaden your horizons and make some fast cash I would wait until you have your buy and hold niche down.

Also I've structured deals that have a time horizon well over 12-18 months if the projects are great with basically assured yields above expectations, and/or an annual coupon is assured.

.  :-(    I made a decision which properties in my portfolio were 'forever' properties (20 year horizon) or if I would sell if the numbers were right.  

If the thread is about timing the market as opposed to just getting in and staying in, then that is totally personal based on time horizons etc.Being in the trenches and attempting to make a purchase now is uncomfortable at best, and I have come to grips with the fact that I will have to pay more than I "should" to get invested.

My time horizon is 13 years. 

We are interested in broadening our horizons and wanting to invest in more rental properties.

I won't work with investors who have an investment horizon less than 7 years.
