I do not see a path to refinancing and see the better option is to sell the property.

I will look into these elements for this property to get a better understanding of what my options are.

I am hoping to learn more about how investors analyze their deals and make decisions, as well as looking to better understand general real estate investing.

On top of that, we have found that homes with a great view (forest or lake view), or proximity to the clubhouse tend to book better. 

If not, you’re probably better off with a more conventional approach.  

In the greater Orlando area, more is better in every way.

The higher the rent, the better for tax purposes.

I would love a calculator that could help me make better decisions but not sure that exists.

I let them know what I can make happen so they have a better time.That way you get a feel for how the service animal will affect your place without being offensive.
