Hi there so I am having a hard time with pricing in my current market and was wondering if someone could give me some pointers / connect.So I have a home on one of the finger lakes that I just fully renovated.

I will be posting some properties in the classified later this week if all goes well with my listing appointment (fingers crossed!)

In my opinion an agent who does less than 20 deals a year would not be qualified enough to sell my house for me, because they don't have their finger enough on the pulse of the market.

mine should most likely come tomorrow fingers crossed For me, it was posted in 5 days including weekends so it actually took 3 working days.   

Property 1 im 120k into it, the morgage company wants 136k . its worth around 190k currently, rent is 1800 if i wanted to rent it, HOA is 450Property 2 im 280 in to it, the lender wants 360, but its worth 500 and can easily appreciate more quickly, rent is 4000, HOA is 1400i have a family friend who is a lender whos willing to help offer cash to the lenders and then i can either sell properties for a lesser loss than 400k or hold for a few years and throw tennants in it and sell after to break even with the appreciation I'm hoping the lenders for the second propery is willing to work with me , and maybe even negotiate. i hired a lawyer today. fingers crossed.BEWARE everyone because im in a very bad scenario :(

Those with a 20-yr or less can be included for bonus depreciation (60% for 2024, unless Tax Relief Act of 2024 gets passed, fingers crossed!!).

I am keeping my fingers crossed, but so far, they have been right on time and holding to their word. 

This topic comes up so much that I put my reply in a BP blog to save my fingers from so much typing.
