This agent would be fluent in english/spanish, and be extremely familiar in Owner/Seller Financed Notes. 

The first delay was understandable as we had to have some of my wife's bank statements translated to english from Thai for our down payment source.

I have some tenants that barely speak english. 

Like I think Texas they don't even allow lease options for more than 6 months.. because of the predatory nature of those putting non English speakers into deals then booting them out.

These people prey on uneducated owners, the elderly, people with poor english speaking capabilities.

I'm an immigrant, english is my second language, and no one in my family is in Real Estate.

Is there any value in asking for rental history or referrals if they are all based outside the US and may not speak English? 

Also finished high school at 15 and went to China to teach English for two years and saved quite a bit.You can start young, but don't expect anyone, even a family member, to lend you money to invest if you can't show you are capable of saving some for yourself.
