I can definitely take pictures of the unit and advertise it for you.  

A friend of mine and her husband are working on a deal to combine an event venue and it will double as a film studio because they help produce a lot of films in Georgia.

Do one task at a time in each app to compare apples to apples.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.

I only see 5 beds and 4 baths in the listing and do not see that third efficiency unit in the listing pictures. 

A double-entry system (like QuickBooks) allows you to reconcile your bank statements, ensuring no missing or duplicate transactions.

Physically see the property, don't rely on web pictures, sometimes they are years old and don't show the current state or the entire property. 

With pictures and guides to anything that may be helpful for the tenant.If so, how was this received by the tenants? 

A few times our door knocker team doubles as "movers" litterally.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper... 

You obviously won't find anything ifor 750/m P/I payment in the area and you won't even find rent for double that amount if you want to keep renting.
