My AC guy a lot of times doesn’t answer the phone and then when he does he’s ready to work on my project the same day as in replacing the whole unit. :)Also it really depends a lot on who you are referring your subs to.

I have heard similar stories from other folks on how some mgmt companies are offering lower fees, but at the end of the day, a lot of nickel and dime stuff gets added back into the mix and that 20% fee becomes a lot larger.

The last two meetings were at a Clarkston property and on the same day as another REI group that I go to. 2) There is an REI group that is based out of Pullman that meets maybe once every three months, I have met a few Moscow contacts and while the people are great they mainly focus on Pullman.  3) Coeur d'Alene REI group.

@John Neff If you are interested in developing partnerships, perfecting communication skills or raising capital as I am, three books are top of mind and I don't think have been mentioned:Raising Capital for Real Estate by Hunter ThompsonFlip The Script and Pitch Anything by Oren KlaffOf course, as mentioned already "Never Split the Difference" by Chris Voss is a phenomenal book and The Book on Rental Property Investing by Brandon Turner is great for a new investor.Finally to take back your day as all this Real Estate Investing begins to occupy all your time: "Own the Day" by Marcus Aubrey is a great read.

Now its time to convert... practice call scripts at least 4-5X/week and speak to as many leads per day as possible.These calls should be focused around building and maintaining relationships.
