Expenses unique to short term rental:- Utilities (trash, water, sewer, gas, internet, tv)- Cleaning and prep- Consummables (soaps, towels, linens)- Hotel taxes (this depends on your locality)Also, to Rob's point, it is more management intensive than long term rental.

I will put up a shower curtain and rod, bath towels, soaps, and make sure there are either blinds or curtains on the windows.

The big issue I found when researching it is that you need to buy soaps and plant plants that are compatible with one another - this would be very difficult to enforce with tenants.

Vacancy - Rent rate and occupancy rate go hand-in-hand - monitor REVPAR per weekday/weekend/month to really know how you're doingutilities including wifi and surveillance - ideally with remote monitoring and locked in at reasonable temps, smoking/noise/party detectors perishable supplies (paper, coffee, soaps, etc.), linens (towels, sheets, comforters - they need to be thrown out every 3-12 months), Lawn care - not just mow and blow, but garden beds tooPest control - 80/qtr furniture - it doesn't last forever.Maintenance - normal + changing light bulbs, fixing furniture, loose doorknobs, etc.Administrative software - dynamic pricing engine, guest communication system Hosting fees - this is not a passive model.

The worst are the ones who insist it's going to hurt their pets.Call the landscape company up and ask if they'll run a 95% white vinegar and 5% dish soap solution mix through a separate 2-gallon sprayer if you buy it for them.
