@John Woodrich I agree it's great to get those up front if they are willing to share, but a lot of sellers won't give that until you either send a financing letter or often after a PA is signed.

Does anyone have recommendations for a PA based attorney that can help us with contract language for our PM company?

HINT: many lenders will give you a PA without examining your supporting docs. 

You can ask, you can offer cash for keys but I would not sign a PA to a homeowner that makes you responsible for getting this tenant out on a timeframe.    

I thought in order to make it worth a job position I'd add some additional elements of more of a PA (some transaction management for my realtor work, etc).Being that it is a job that is light work spread throughout a day, I am leaning towards making it a salary position.
