I have heard comments that homes in TX or GA need a major rehab after 10 years, builders use MDF for trim, pressboard under siding instead of OSB sheeting etc As an investor we buy 1960s homes, they have good bones and are worth an update.

I tell ya those things grow legs every 2 years for some reason.

They said we have to build new walls because the old walls are directly on the concrete, and this is not allowed.

As you have pointed out in other threads, paper cash flow on old midwest properties is illusory.  

I am looking for the same thing and wanted to check in with the BP forums so figured i would revive this old thread.
