Yes I do because I don’t PLAN on closing, I DO close.My main issue with "wholesalers" is the lack of disclosure. 

1 is mainly on the population.  2 is on the existing units.  

most land has more than 6 months supply which means it's a sellers market. that's the same in our main market in Columbus Ohio and miami florida as well where I relocated to.

But from my understanding, the captial gains exclusion has two main criterias - you must have owned the home in the last 2 to 5 years and must have lived in the home in the last 2 to 5 years.

The property, though is not beach front, nor does it has ocean view, is just a short drive from some of the best beaches in the west, which are great for surfing, snorkeling, SCUBA diving.In the 1.21 acres there is a main single family home (4 br) which was divided in two sections one of which is being rented.

I mainly bought it for the land, do not intend to rent it out for cash flow or what not.It is currently occupied by the previous owner.

Is that the main goal or something else?
