The fund manager is paid on a % of how much capital he manages (various configurations but it is greatly steered/ impacted by fund size so I will leave it at that crude simplification) so COC is not much of a consideration on any 1 property as he is viewing the big numbers and taking a tiny % of a very big pie.

Case in point: what appeared to be a normal 2-story house from the outside but we got inside and realized that the tiny, cramped central section of the house was a single wide trailer (yep, still had the axle underneath it) and they had expanded (with no rhyme or reason) on every side of the single wide - include building a second story on top of it!

It only increases your costs a tiny amount, but should make the sale go better.also yes a house that has been listed for more than 3 weeks is going to make buyers wonder whats wrong with it and it will beckon lower offers.

@Alexander Mears Having been that girlfriend/fiance who was not a fan of house hacking, try looking at side-by-side duplexes or properties that have a main house and an ADU or tiny house.

With those two things.. then it just comes down to how persistent you are can you self start.. do you have ANY sales chops.. etc etc.If everyone who says they are a wholesaler or wants to wholesale in a given market.. there would simply be not enough inventory to even remotely go around.. wholesale houses are a tiny fraction of the market.. compared to agents or investors who actually buy they can look at the whole market and work with that..
