They do have a subscription based version of rentometer which gives you more options.

You will likely want to have a PPM, subscription agreement, operating agreements for each of the entities involved, and perhaps more depending on the deal.

There is a subscription to this cost, but it is worth it. 

Anderson Pest Control and Terminix have competitive rates on subscription, but most importantly will come back an unlimited amount of times... my tenants cal them directly and don't bother me
