You must give written notice to yourvtenants prior to entering ( except for emergency situations) and for these routine inspections, I highly recommend providing thectenant at least 7 days notice with a few appointmentbtime options in the event they wish to be present.

Unless impractical to do so, Landlord shall give Tenant at least 24 hours notice of routine maintenance to be performed that has not been requested by the Tenant.

Or, a charging order may be granted.If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).
