I've elected to use a hybrid model -- referrals and some of the conventional as I will be jumping into the scene on a part-time basis. 

In my example above, our typical guest was coming to Seattle for one of the following: going to a convention, going to a large sporting event, or just coming to visit the local scene of restaurants and nightlife.

hi I'm new to the real estate scene and looking for a good purchase/assign contract once I find my first deal.

I'm fairly new to the Real Estate Investing scene, although I've grown up with a good source of instruction in the form of family members in the Wholesaling, Realtor, and Buy and Hold business.

I would suggest going to some REI meetings or start networking with local brokers/realtors that have been working the scene for some time.
