There some good areas that have multifamily opportunities within both counties that have good long term (5-15 year) upside, stable tenants and a good employment base.Working with the right people is merely having the right network of brokers, agents and landlords who are feeding the deal pipeline.  

We collect the mail at the Post Office and then drive a mere three blocks to our Credit Union where we open the mail within the security presence of CU cameras/tellers and deposit the rents into our account.

Just curious from an investor perspective....how would you structure a deal with an investor if they merely provided the cash and the GC did almost everything else???  

These were merely numbers/scenarios that were thrown out there and are being discussed btw both parties.

Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!

I think this gives your business a much needed human element that is often lost in mere postcards and website advertisements.

And neither the length of one’s responses nor the time of one’s membership creates expert status…it merely impresses the impressionable.

You have alot of management companies out there that are merely professional rent collectors.

My advice is that you start writing down every tiny little thing you spend money on so that you can understand where your money is going, then really eliminate the things that are merely wants so that you can save.
