When front-page of the NYT is bad news about global instability, economic downturns, high unemployment, etc, that is on average going to be a good day to call & inquire about refinancing.Complex refinances, I generally do not lock until relatively late in the game (like, after loan approval and appraisal is back), and I present the menu then.

While it may come at a higher interest rate, it is sometimes worth it because some borrowers know that they are going to refi fairly quickly thus making the higher interest rate is cheaper than the PMI (emphasis on the 'sometimes' it is really dependent on the situation how you structure your financing).In my opinion, I would rather have my primary residence leveraged out more than the investment property because the primary residence will get a better interest rate.Anyways, I know it is a little off topic but I hope it helps!

Also, as someone else said above, it could be that they're denying you for a different reason but not telling you the right reason (it could be possible they're denying just because you have restaurants in your global financials, which banks can sometimes view as being "too risky."

Its not only about the asset and the means you get to it, its the global experience, its the culture of the group you elect to couple yourself with.
