Go a day ahead of the exterminator with a giant box of thick 50 gallon contractor trash bags and make sure the tenants but everything in plastic boxes or double tied up trash bags (be careful when you get back home).

Even if the second and third investments were similar type deals, it could eventually allow me to step up into newer larger single or multi family properties.That is, of course, contingent on not discovering some giant issue with either the structure itself, something in the property records, or other reason that these numbers are in fact too good to be true.

But you can know 100% for sure if you just call the power company and ask them if they send one giant bill for the entire park to the park owner or if they send individual bills to each tenant.You don't want to even think about buying a new park that has 0% occupancy.
